Assorted Projects Mill Road, Ipswich
Purchase of an 84-acre gentleman's farm for a limited development. Property
has an historic main residence dating back to the 1700s, as well as a
horse barn and stable, kennel etc. With over a 1/2 mile of river frontage
on the Ipswich River and close to a 1/2 mile of stone walled road frontage
this scenic property faced significant pressure for a large "maximum"
(32-lot) development prior to its purchase. The site is planned for very
limited development. Harris Lane, Harvard
Harris Lane is a six lot private subdivision. Initially a 61.5 acre parcel,
the parcel is now comprised of six lots ranging from two to ten acres
and 30 acres of conservation land, including a walking trail and parking
area providing public access to this scenic property. The completely wooded
conservation land was gifted to The Bolton Conservation Trust and The
Harvard Conservation Trust. The parcel provides important connections
with other abutting properties creating links across state, federal and
local conservation land. Through research and knowledge of the community
as well as targeted marketing, the sale of the parcels were the highest
priced subdivision lots in the town. Millbrook Farms, Middleton
Originally a 114 acre parcel of land, Millbrook Farms is now a private
four-lot subdivision with 83 acres of conservation land. The property
could have easily supported 30 house lots, however, a limited development
plan of 4 lots, ranging in size from 3 to 10 acres was chosen. The lot
prices for the completed project were the highest on record for the town
of Middleton. The property is contiguous with other large conservation
lands in Middleton and Boxford, thus creating a vast greenway of over
500 acres and ensuring the protection of an important wildlife corridor.
Collaboration and funding came from numerous groups including the Town
of Middleton, Essex County Greenbelt and the New England Forestry Foundation. Dearborn Farms, Wenham
Dearborn Farm is a unique offering of five lots on a truly unparalleled property in Wenham, Massachusetts. The original estate was purchased by the Dearborn family in 1940, and has been in the same hands ever since. Great care has been taken over the years to manage and preserve the diverse landscape of fields, mature woodlands and farm buildings. And now,
through Land Resources Associates, 25 acres of this estate has been converted
into one of the few developments permitted in the town of Wenham.
Deer Run Lane, Essex Deer Run Lane, situated on nearly 100 wooded acres is a five lot limited development in Essex, Massachusetts. Two of the lots remained with the seller's family while the other three lots were developed by Land Resources Associates and no further subdivision will be allowed. Located on Belcher Street the Deer Run Lane community is just minutes away from some of the best recreational facilities on the North Shore including the Essex Country Club, Myopia Hunt Club as well as several beaches and boat moorings. In addition, the merger of the Manchester and Essex school systems provides one of the best public school systems in the area Each of the carefully designed lots offers the utmost in privacy as well as unique features that set each lot apart. Appraisal and land planning analysis of a 22-acre parcel for owner of
property to determine viability of bargain sale or restriction. Property
was purchased and is currently under full conservation protection.
Vaughn Hill, Bolton
Appraisal and land planning of 47 acres of residential land for the current
owner. This project was completed in conjunction with the local conservation
commission as part of an application for state self-help funds for assistance
in the purchase and preservation of the property. The property, with early
succession meadow in the front half-undulating to steeply wooded uplands
in the rear is bordered by over 100 acres of conservation lands.
Hale Street, Beverly Farms
Consulting with private landowner to determine the best strategy for local
tax and potential estate tax reduction on a 6.8-acre parcel. Careful planning
of the site to examine the alternatives led to a plan that will incorporate
a restriction with the potential for one additional lot. No Project Photos Available
Harvard Road, Bolton
Consulting with a family for a 25-acre parcel as part of a larger protection
plan and tax reduction for primary residence. Provided research and analysis
as well as assistance in testing, permitting and final subdivision of
ANR lot for sale. The client reserved housing envelopes for future use
by family members as part of the overall program.
Southern Avenue, Essex Consulting
with landowner to determine the best possible configuration of a land
gift to The Trustees of Reservations, a statewide land conservation group.
The full process was handled by LRA including surveying and permitting
(Approval Not Required) to the actual transfer and follow up appraisal. |
